The top bid of $440.9 million came from Chinese developer Hao Yuan Investments, and translates to a land cost of $1,463 psf per plot ratio (psf ppr). The second highest bid came from Hongkong Land and MCL Land, with Far East Organization in third place followed by Chinese developer CSC Land and partners. With a maximum gross floor area (GFA) of 301,403 sq ft, the new project on Bernam Street could yield some 325 residential units with commercial space on the first storey. Bernam Street site enjoys good locational attributes, given its proximity to two MRT stations – Tanjong Pagar MRT station and the upcoming Prince Edward MRT station – as well as its location within the CBD. The highest bid came from City Developments (CDL), was at nearly S$583.89 million or S$1,515.10 per square foot per plot ratio (psf ppr). The second-highest bid, from a consortium comprising Far East Organization, Sino Group and Sekisui House, came in at S$560.1 million or S$1,453.37 psf ppr. Frasers Property Jade bid S$527.98 million or S$1,370.01 psf ppr. The lowest bid, from Winvale Investment, was nearly S$409.89 million or S$1,063.60 psf ppr. The 137,632.6 sq ft site at Irwell Bank Road is in prime District 9 and has a maximum gross floor area of 385,379.9 sq ft. The new development is expected to yield about 445 units.
